1. Who pays the commission ?

The owner pays the commission to our company.

2. Houses vs. Condominium ?

House in the Makati area are usually 20-40 years old, but they have a small garden and pets are allowed. A house would require more maintenance. While condominiums are usually newer and furnished and provide better security. If you prefer the Alabang area, you may like to consider a house in Alabang since there are only a few condominium buildings available.

3. What furniture and appliances are provided ?

A house is usually leased unfurnished while a condominium is fully furnished. Usually what you see on the property is what is provided, however, additional small items can be requested. Please note outlets are 220 volts with some properties equipped with 110 volts.

4.  Where can I rent furniture in case the property I select is unfurnished?

We can arrange the basic furniture be leased to you through a separate contract and at an additional cost for your account. 

5. What are the terms of payment and taxes ?

In general, owners expect to be paid 2 months deposit and 1 year advance.

Some owner accept to be paid in advance every 6 month There is a 5% withholding tax and 12% VAT .

6. What are important stipulations in the contract of lease?

The three (3) most important stipulations are:

a. Employment/Termination Clause – This states how much rental penalty in case you pre-terminate your contract;

b. Minor and Major Repairs – This defines in Peso amounts which is minor or major repairs. Structural, Electrical, Plumbing and Fire Protection is covered as Major Repairs;

c. Notice incase of non-renewal – This allows the owner to show the unit, usually 30 days in advance, with prior notice to prospective lessees.

7. How soon can I move in after reaching agreement with owner ?

Usually, it takes no more than three (3) week to move in once the Contract of Lease and payments have been completed and all repairs and requests provided. The owner will inform the administration and sign a move-in permit to facilitate your transfer.

8. Should I call the owner or Dao Realty in case of repairs or similar problems ?

Please call us so we can coordinate and monitor the problems for you.

9. When should I give notice to terminate or renew my contract ?

In case of termination, the advance written notice is usually 60 days to avoid penalty. This is the best time for us to negotiate any repairs requests you may have. In case of renewal, we have to give the advance written notice within 60 days.We can make the necessary arrangements for you. This will involve a written notice to terminate or negotiation for a renewal or extension.

10. What is required to move out of my residence ?

Please advise us so we can secure a gate pass from the owner, the village or building administration.

We will turnover the property to the owner which involves checking for any damages, and obtaining your electric and water readings.

We will collect the refund of the security deposit from the owner, which is usually between 60-90 days, after all accountabilities have been settled.
